Claims Without Receipts — The Discount List
Some claim classes fail so reliably, in the same way, for the same reason, that a reviewer stops grading them one by one and discounts them on sight. Here is the list this property applies — the claim, why it carries no weight, and the single question that replaces it with something weighable.
Stars Without Reviewers
The claim: a rating — 4.8, five stars, 'top-rated' — awarded by persons unnamed, for projects unlisted, under a standard unpublished. Why it weighs nothing: a measurement whose instrument cannot be inspected is not a measurement; and in this market the instrument is usually the seller's own marketing, typeset by a platform. The replacing question: name three reviewers and the projects they bought. A firm with real customers produces references the way it produces license numbers — as routine. A firm that produces a decimal instead has told you which of the two it manufactures.
'Pre-Approved' Without a Program
The claim: the building is 'pre-approved,' 'permit-ready,' or 'approved in all states.' Why it weighs nothing: approval in modular construction is a specific act by a specific program, covering a specific design revision, for a specific state's regime — a claim missing all four specifics is about some other building. The replacing question: approved by which program, through which agency, at which revision, for my state — and where is the label paperwork? Four nouns and a document. Anything else is weather.
'Nationwide Coverage' Without Licensure
The claim: the firm 'serves all fifty states' or keeps 'engineers everywhere.' Why it weighs nothing: engineering licensure is personal, state-by-state, and discipline-specific; a firm serves a state exactly where its licensees are licensed in it. The replacing question: name your licensee in my state, in my discipline. The board lookup then grades the answer for free — which is why the question is so rarely welcomed by the firms that print the claim.
'Seamless' Without Sign-Offs
The claim: a 'seamless process,' 'turnkey delivery,' 'we handle everything.' Why it weighs nothing: the seams of a modular building — structural stitching, utility crossovers, fire continuity — are where its failures live, and they are closed under inspection or they are closed under drywall. The replacing question: show me one finished job's sign-off sequence, in date order. A process that is genuinely seamless produces that sequence as a list. A process that is merely described as seamless produces the adjective again, louder.
Speed Without Dates
The claim: 'fast,' 'rapid,' 'half the time of site-built.' Why it weighs nothing: modular schedules are genuinely compressible — and therefore genuinely measurable, which is exactly why honest speed arrives as dates: the production queue position, the approval duration for your state, the set window, the inspection sequence. The replacing question: give me the four dates and the finished job whose record they are patterned on. Speed with a paper trail is a plan. Speed without one is a hope with a deposit schedule.
Who Publishes This Directory
Published by Apex Grid Engineering PLLC. The firms evaluated and listed on this site today are the publisher's own family of brands — this is an affiliated directory, not a neutral referee. The methodology below is the standard any engineering firm can be measured against, and it is the standard we hold our own firms to in public. Presentation order on this site is the publisher's choice and an experiment in what helps buyers decide — it is not an objective quality verdict, and no firm pays for placement. Coverage claims are limited to licensure the operator's bench actually holds, stated per state. No reviews, ratings, or project claims are published for any firm unless they can be documented — this site grades the documented evidence behind modular claims and publishes the publisher's methodology assessments; it does not publish customer reviews, and you will find none invented here.
